This is a unique project combining two adjacent historic buildings coupled with a new construction annex to form an eight (8) story 130 room hotel. As part of this restoration, turning the basement into usable space was a necessity to maximize the limited space within the properties footprint.
This project consisted of structural concrete repairs and waterproofing of the basement vaults. As such the vaults, occupied space below the sidewalks, were exposed, evaluated and repairs completed to the structural elements. Once the repairs were completed a new fluid applied waterproofing was installed followed by a new concrete wear surface. As this work is focused in the basement, encompassing the surrounding sidewalks, scheduling as well as maintaining the schedule was paramount. As work was being completed along one elevation no other trades were able to work within that area. This is a situation in which RAM Construction Services excelled and was able to alter manpower/work times to maximize production and maintain the aggressive schedule requirements.
